Don't be confused and see this review as revealing a hidden underpriced gem. The rooms are cheaper than some competitors because there's no real view, they're a bit smaller, and no, common areas - but as a family our vibe is have money and ten spend more time and money exploring. The rooms are clean and comfortable, and the family room is spacious enough. It's great value, with everything we needed for a short stay. Staff were smiley and helpful and the balcony was big enough to sit out on at night when the kids were asleep. By contrast, we paid 3 x the price to be in a resort much further out of town. It was more luxurious but we really liked being able to get out and about to bars and restaurants and Hua Hin beach
